Overview
To ensure project efficiency and "fair proposals," LSR Family clearly defines the division of materials and equipment for every multifamily project. Please refer to your specific Scope of Work (SOW) before arriving on-site.
1. LSR-Provided Materials (Standard)
For most roofing and exterior renovations, LSR Family provides the "Bulk Materials" to ensure brand and color consistency across the property. This typically includes:
Roofing: Shingles, underlayment, and flashing.
Siding: HardiePlank, vinyl siding, or stone veneer.
Paint: Specific base and trim colors approved by the Property Manager.
If materials are missing from the staging area: Do not email the main office. Please text your on-site Superintendent directly with the Work Order number and the specific item count missing.
2. Subcontractor-Provided Materials
Unless otherwise stated in your contract, subcontractors are responsible for providing "Consumables" and "Small Load" items:
Fasteners: Nails, screws, and staples.
Sealants: Caulking, industrial adhesives, and tape.
Disposal: All contractors must provide their own heavy-duty contractor bags for daily cleanup.
3. Equipment & Tools
LSR Family does not provide tools. Subcontractors must arrive with:
Scaffolding/Ladders: OSHA-compliant climbing gear.
Power Tools: Generators (if site power is unavailable), saws, and compressors.
Safety Gear: Fall arrest systems and PPE.
4. Special Equipment Requests (Cranes/Lifts)
If a project requires a crane or a boom lift that was not included in the original bid:
Stop Work: Do not attempt to use unsafe alternatives.
Submit Request: Use the [Equipment Request Form] below.
Approval: Requests take 24–48 hours for rental coordination and insurance verification.
